From risk assessment to the keys of your new building, the process runs in seven steps. The outline below is general information; every building's zoning status and ownership structure differs.

  1. 1 · Risk assessment

    A ministry-licensed body takes core samples from the building and issues the report. Any one of the owners can apply; unanimity is not required.

  2. 2 · Notice and appeal

    Once approved, the report is annotated on the title deed and served on the owners. The appeal window is 15 days from service.

  3. 3 · Owners' meeting

    A rebuild decision is taken by a qualified majority (two thirds of the land share) and a contractor is chosen. The law defines a separate route for the shares of owners who do not join.

  4. 4 · Contract and sharing

    The construction-in-return-for-flats contract is drawn up before a notary. The sharing ratio, the order of unit selection and the handover date are written into it.

  5. 5 · Rent support and vacating

    Rights holders choose either rent support or an interest subsidy. We prepare the application; payment goes directly to the owner.

  6. 6 · Demolition and rebuilding

    Once the permit is granted, controlled demolition, excavation and construction of the new building begin. From this stage you can follow progress on the tracking screen.

  7. 7 · Occupancy and handover

    Building inspection sign-off, the occupancy permit and utility connections are completed, and keys are handed to the rights holders.

  • How long does the process take?

    From assessment to handover it is usually 24-36 months, depending on the size of the building and how busy the municipality is. The first 6-10 months are permit and contract work; construction on site averages 18 months for a single-block building.

  • Do all owners have to agree?

    No. Law No. 6306 treats a decision by two thirds of the land share as sufficient. A sale process defined in the law is applied to the shares of owners who do not join.

  • How much is the rent support?

    The amount is announced each year by the Ministry of Environment, Urbanisation and Climate Change and varies by district. We share the current figure and the eligibility conditions during our meeting.

  • How do I choose my new flat?

    The order of selection is written into the contract. In our projects, rights holders choose before any unit goes on sale.

  • Which costs are mine?

    The risk assessment fee is the owners'. After the contract, permit, building inspection and occupancy costs are the contractor's. Any exceptions are listed one by one in the contract.

  • How do I see where the process is?

    Once the contract is signed, you can use your Turkish ID number and phone number on the project tracking screen to see your current stage and progress.
